  • Marketability: Dock-level buildings are considered "institutional quality." If a borrower defaults, the lender can more easily sell or re-lease a dock-high building because it appeals to a wider variety of industrial users.
  • Property Valuation: Buildings with dock-level access generally command higher price-per-square-foot valuations and higher rental rates compared to properties with only grade-level access.
  • Versatility: Modern industrial assets often feature "cross-docking" capabilities at dock level, which allows for the immediate transfer of goods from arriving trailers to departing ones, a highly desirable trait for modern supply chain management.

During the due diligence phase of a commercial mortgage, a lender will often verify the number of dock-high doors relative to the total square footage. A low ratio of docks to square footage can lead to higher vacancy risk, as the building may not support high-volume distribution needs, potentially impacting the borrower's ability to service the debt.
